GTB Nagar Redevelopment Moves Ahead as MHADA Announces Rent Support for Eligible Residents
The Guru Tegh Bahadur Nagar (GTB Nagar) Cluster Redevelopment Project in Sion Koliwada is moving forward with MHADA announcing monthly rent support for eligible residents affected by the redevelopment. From November 1, 2026, the 1,200 displaced residential tenement holders will receive monthly rent of Rs 20,000, while eligible non-residential tenement holders and slum residents will receive Rs 10,000 per month.
MHADA Vice President and Chief Executive Officer Shri Sanjeev Jaiswal said 121 non-residential tenement holders and slum residents who have been declared eligible will receive the monthly rent support. Another 196 beneficiaries have been classified as conditionally eligible and will also receive rent support for six months while they are given additional time to submit documents and establish their eligibility.
As part of the ongoing eligibility process, MHADA has released a revised draft Annexure-2 covering 356 non-residential tenement holders and slum residents. Of these, 121 have been classified as fully eligible, 196 as conditionally eligible and 39 as ineligible. Those in the conditional category must submit the required legal documents within the six-month period, after which their cases will undergo further scrutiny and verification. Applicants are also required to clear outstanding electricity dues payable to BEST as part of the eligibility process.
The GTB Nagar redevelopment project plan is being implemented by MHADA through a Construction and Development Agency and is the authority’s first redevelopment project of this type. The project is planned for the Sindhi refugee community in Sion Koliwada and will replace existing housing with modern residential towers and improved amenities.
Under the redevelopment plan, three residential towers ranging from 39 to 48 floors will be constructed for 1,200 beneficiaries. Eligible residents will receive modern 635-square-foot homes free of cost, along with planned amenities. The project will be developed under Development Control Regulation 33(9), with a minimum Floor Space Index of 4.5, including fungible FSI.
Monthly rent of Rs 20,000 for eligible residential beneficiaries will be provided after the project receives the required Commencement Certificate. Once construction is completed, MHADA will also manage and maintain the redeveloped buildings for five years.
The planned residential community will include multi-level basement and podium parking with ramp access, along with other modern infrastructure. The redevelopment is intended to provide eligible residents with upgraded homes and improved living facilities while MHADA continues the eligibility and rehabilitation process for affected occupants.
