Mumbai, 2026: The Maharashtra Housing and Area Development Authority (MHADA) is preparing to launch one of its largest affordable housing lotteries in recent years, offering around 8,000 residential units across Thane, Navi Mumbai, and Kalyan-Dombivli. The initiative aims to expand homeownership opportunities for eligible families in the Mumbai Metropolitan Region (MMR).

The upcoming lottery is being planned by MHADA’s Konkan Board and is expected to include nearly 5,000 homes under the 20 Percent Housing Scheme, making it one of the largest allocations under this category. The official advertisement for the lottery is likely to be released by the end of August 2026, following which online registration and application submission are expected to commence.

The computerized draw is tentatively scheduled for the first or second week of October 2026, ensuring a transparent and fair allotment process for applicants.

The proposed lottery follows the strong public response to MHADA’s earlier housing draw for 2,640 homes, reflecting the continued demand for government-backed affordable housing in the Mumbai Metropolitan Region.

Under the leadership of Shri Sanjeev Jaiswal (IAS), Vice President and Chief Executive Officer of MHADA, the authority has intensified efforts to increase the supply of affordable homes, streamline housing allocation through transparent digital systems, and accelerate redevelopment initiatives across Mumbai.

In addition to the upcoming housing lottery, MHADA has also advanced the redevelopment of two ageing residential colonies—Old MHB Colony in Borivali and Ram Krishna Nagar in Khar. The proposals have been submitted to the Maharashtra Government for approval and are expected to benefit nearly 2,000 families through modern housing and upgraded civic infrastructure under the Construction and Development Agency (C&DA) model.

The simultaneous expansion of new housing supply and redevelopment of older residential estates reflects MHADA’s long-term strategy of addressing the region’s growing housing needs while improving the quality of urban infrastructure.

Prospective homebuyers are advised to watch for MHADA’s official announcement, which will include detailed information on eligibility criteria, reservation categories, application procedures, and important dates. The upcoming lottery is expected to provide one of the most significant affordable housing opportunities for residents of the Mumbai Metropolitan Region in 2026.
