MHADA's Mumbai Board Announces Lottery for sale of 2,640 Flats; Online Applications starts from March 30
Mumbai, March 29, 2026: The Mumbai Housing and Area Development Board, a regional unit of MHADA has announced a lottery for the sale of 2,640 flats across various income groups in Mumbai city & Suburbs. The flats are located in various housing projects including Kannamwar Nagar (Vikhroli), Patra Chawl Siddharth Nagar (Goregaon), Old Magathane and Gorai (Borivali), Subhash Nagar (Chembur), Gandhinagar (Bandra), Pantnagar (Ghatkopar), Girgaon, Wadala, Kopri-Powai, Mazgaon, Tunga Powai, Lokmanya Nagar (Dadar), Pahadi Goregaon and Antop Hill (Wadala), among others. The online application registration and submission process will commence on March 30, 2026, at 3:00 PM.
The process will be officially launched through a ‘Go Live’ ceremony on March 30 by MHADA's Vice President and Chief Executive Officer Shri Sanjeev Jaiswal (IAS). The lottery advertisement will be published in leading newspapers across the state and on MHADA’s official website https://housing.mhada.gov.in , where a detailed information booklet for applicants will also be available.
Applicants can submit online applications until April 29, 2026, 11:59 PM, while the deadline for payment of the earnest money deposit is April 30, 2026, up to 11:59 PM. Payments via RTGS/NEFT can be completed during banking hours on the same day. The draft list of applicants will be published by May 5, 2026 (3:00 PM), with a window for filing claims and objections open until May 8, 2026 (3:00 PM). The final list of eligible applicants will be released by May 12, 2026, and the lottery draw is scheduled for May 15, 2026, at 11:00 AM. The venue for the draw will be announced later.
Out of the total 2,640 flats, 145 units are reserved for the Economically Weaker Section (EWS), 858 for the Lower Income Group (LIG), 1,408 for the Middle Income Group (MIG), and 229 for the Higher Income Group (HIG). The inventory includes 1,762 flats currently under construction by MHADA, 371 flats received from redevelopment projects under Development Control Regulation (DCR) 33(5), 188 flats under DCR 33(7), and 319 unsold flats from previous lotteries. Flats received from developers under redevelopment provisions will be offered on an “as-is-where-is” basis.
Applicants can apply through the MHADA Housing Lottery System (IHLMS 2.0) mobile app available on Android and iOS platforms, as well as via the official MHADA website. Applicants are advised to carefully read the guidance booklet before participating in the lottery process.
To apply, applicants must have a mobile number linked with Aadhaar and a valid email ID. Mandatory documents include Aadhaar card, PAN card, domicile certificate proving a minimum of 15 years of residence in Maharashtra within the last 20 years, and income proof for the period April 1, 2024 to March 31, 2025, either through an income tax return or a certificate issued by a Tehsildar.
The annual family income limits are set at up to ₹6 lakh for EWS, ₹9 lakh for LIG, ₹12 lakh for MIG, and above ₹12 lakh for HIG, with no upper limit for the latter. Applicants may apply across eligible categories based on income criteria. Family income includes the combined earnings of the applicant and spouse from employment or business.
MHADA has clarified that only specified income documents will be accepted through the online system. Any discrepancy, including incorrect income declaration or failure to disclose spouse income, may lead to cancellation of allotment at any stage, forfeiture of the amount paid, and legal action.
The authority has also cautioned that it has not appointed any agents, consultants, or property dealers for the allotment process. Applicants are advised not to engage with third parties, as MHADA will not be responsible for any such transactions or fraud.
