Refunds of the EMD will be processed strictly as per rules, without any interest.
For applicants under the Lower Income Group (LIG) and Economically Weaker Section (EWS), the EMD has been fixed at ₹20,000. The application fee is ₹600 plus GST (₹108), making the total initial payment ₹20,708 at the time of application.
As per eligibility criteria, the applicant must be at least 18 years of age and a domiciled resident of Maharashtra or must have resided in the state for a minimum of 15 years out of the last 20 years. Proof of income for the financial years 2024–25 and 2025–26 (Income Tax Return or Tehsildar certificate) is mandatory. Applicants must provide accurate bank account details, including IFSC code, as refunds will be processed to the same account.
The entire process will be conducted online through a computerized system, ensuring complete transparency with no human intervention. MHADA has not appointed any agents or intermediaries. Citizens are advised not to fall prey to any such inducements and to complete the application process only through the official website. All communication will be carried out via email, SMS, and the applicant’s login portal; hence, applicants must ensure that their mobile number and email ID are active and accurate. All pending dues such as property tax, maintenance charges, and other liabilities related to the allotted flats must be borne by the successful applicant. It will also be mandatory for successful applicants to become members of the concerned housing society. In case an applicant seeks a refund after issuance of the allotment letter, 1% of the flat cost will be deducted, and the remaining amount will be refunded without interest.
