Mumbai, 10 February 2026:
Over the past two and a half years, around 25,000 affordable houses have been made available for sale by the Pune Housing and Area Development Board solely through the 20 percent Inclusive Housing Scheme. Due to MHADA’s transparent functioning and quality construction, public trust in MHADA has strengthened. The receipt of 2,15,965 applications for 4,186 houses is a strong example of this confidence. Continuing this series of lotteries, the MHADA Pune Board will conduct a lottery for the sale of around 3,000 affordable houses in the upcoming month of March, stated Shri Shivajirao Adhalrao Patil, Chairman of the Pune Board, today.
The Pune Housing and Area Development Board, a regional unit of MHADA, conducted a computerized lottery today for the sale of 4,186 tenements from various housing projects located in Pune, Pimpri-Chinchwad Municipal Corporation area, PMRDA region, as well as in the districts of Solapur, Kolhapur, and Sangli. The lottery was conducted at Hon. Sharadchandra Pawar Hall of the Pune District Council, at the hands of Shri Shivajirao Adhalrao Patil, Chairman of the Pune Board. MHADA’s Deputy Chief Executive Officer Shri Anil Wankhede participated in the programme via remote system (video conferencing), along with Shri Rahul Sakore, Chief Officer of the Pune Board, and other officials.
Shri Shivajirao Adhalrao Patil stated that MHADA is a leading institution in the housing sector that fulfills the dream of homeownership for the common people. MHADA has earned a reputation as an organization committed to constructing houses of excellent quality at reasonable prices for people from various income groups. Construction of 574 tenements at Shirur and 194 commercial shops at Kharabwade by the MHADA Pune Board is currently in progress. Phase 1 of the Tathawade project has been successfully completed. Accordingly, 80 percent of the work under Phase 2 has been completed, and soon 750 residential and non-residential units will be included in the lottery. Some houses will be made available through the 20 percent Inclusive Housing Scheme. Housing projects are also underway at Mhalunge, Solapur, Baramati, and Purandar, informed Shri Shivajirao Adhalrao Patil.
Encroachments have been removed from 15 gunthas of land at Chandannagar, Kharadi, which was made available to the MHADA Pune Board by the Government under the Urban Land Ceiling Act. He further stated that the MHADA Pune Board is making efforts for the redevelopment of old MHADA colonies and to ensure that more and more affordable houses are made available to the general public.
Shri Shivajirao Adhalrao Patil further said that upon receiving complaints regarding the charging of additional fees by developers to winners under the 20 percent Inclusive Housing Scheme lottery, MHADA intervened in several cases and issued directions to cancel such additional charges as per rules, resolving issues faced by common citizens. Under the 20 percent Inclusive Housing Scheme, it is mandatory to provide 50 percent parking facilities to successful applicants within the building. To address issues faced by residents of MHADA colonies, a Janata Darbar programme is conducted every Thursday at the office of the MHADA Pune Board, which is also helping resolve public grievances.
At the request of applicants, due to certain technical difficulties and the election Model Code of Conduct, the deadline for submitting applications was extended twice. The lottery was delayed due to the election Model Code of Conduct. This online lottery process is completely transparent, and MHADA has not appointed any intermediary or agent. As the lottery is computerized, there is no possibility of any human intervention, stated Shri Shivajirao Adhalrao Patil.
Shri Anil Wankhede stated that this is the seventh computerized lottery conducted by the MHADA Pune Board over the past two and a half years, during which the Board has made a large number of affordable houses available. Due to the efforts of Shri Shivajirao Adhalrao Patil, Chairman of the MHADA Pune Board, and MHADA officials, land for housing construction is being made available to the Board. Shri Anil Wankhede also stated that the MHADA Pune Board will continue to make efforts to provide affordable housing in the future through similar initiatives.
Shri Rahul Sakore stated that successful applicants from today’s lottery must make payment to MHADA through the online mode within the prescribed time limit. Applicants must take a decision regarding acceptance or rejection of the allotted tenement within the time period specified in the letter of acceptance. On behalf of MHADA, the new IHLMS 2.0 software system has made it possible for citizens to complete registration, submit applications, and make online payments from home through the website or mobile app. In this process, verification of applicant eligibility is carried out at the time of registration itself. Some successful applicants will be issued allotment letters on an “Allowed with Condition” basis, subject to submission of category-wise documents. Once the pending documents are submitted online at the earliest, it will be convenient to distribute the allotment letters. This helps save time required for post-lottery procedures. After the lottery, further allotment letters and other correspondence will be sent immediately to applicants through online mode on their login IDs. Vacant tenements under the 20 percent Inclusive Housing Scheme will be allotted on a first-come, first-served basis, and applications for the same should be submitted on “Book My Home”, MHADA’s official website.
Around 90,000 people watched the lottery programme live online from their homes through MHADA’s official social media platforms.
