MHADA Leads India’s Biggest Urban Redevelopment Initiative

Mumbai, April 17: The master plan of the Motilal Nagar Redevelopment Project at Goregaon (West), being implemented by the Mumbai Board of MHADA, was unveiled today at the hands of Shri Sanjeev Jaiswal, IAS, Vice President and Chief Executive Officer, MHADA.

Spread across approximately 143 acres in the heart of Mumbai’s suburban region, this ambitious project is being undertaken under the Construction & Development Agency (C&DA) model by the Adani Group and stands as the largest redevelopment project in the country. The project marks a significant milestone in Mumbai’s journey towards planned, modern, and sustainable urban development.

The comprehensive master plan for the redevelopment of Motilal Nagar 1, 2, and 3 colonies was presented to local residents today at Ganesh Maidan, Goregaon (West). Speaking on the occasion, Shri Sanjeev Jaiswal stated, “The Motilal Nagar Redevelopment Project is one of the most important and historic projects in MHADA’s journey. The State Government is committed to providing well-planned and quality housing to all citizens. Under the leadership and vision of Hon’ble Chief Minister Shri Devendra Fadnavis and Deputy Chief Minister & Housing Minister Shri Eknath Shinde, this project has gained momentum and direction.”

He further added that the project aims to provide beneficiaries with spacious, well-equipped homes and to develop an ideal township with state-of-the-art amenities, thereby offering residents a safe, modern, and enhanced lifestyle.

Pending for nearly two decades, the project is a significant chapter in Mumbai’s urban evolution. Originally developed in the 1960s, the Motilal Nagar colony catered to the needs of the middle class at the time. However, with growing population, changing lifestyles, and increasing pressure on infrastructure, the need for comprehensive redevelopment became imperative.

The State Government has granted the status of a Special Project Authority for the implementation of this project. The Adani Group has been selected as the Construction & Development Agency (C&DA) through a rigorous tendering process. MHADA has set a target of completing the project within the next seven years.

Under the project, 3,702 eligible residential beneficiaries will be provided free rehab housing units of approximately 1,600 sq. ft. each, while 328 eligible commercial occupants will receive commercial units of 987 sq. ft. each. Additionally, around 1,600 slum dwellers will be rehabilitated with 300 sq. ft. housing units under SRA provisions. MHADA will also receive a substantial housing stock as part of the redevelopment.

A key highlight of the project is its transformation into a “15-minute city”, where essential amenities such as schools, clinics, hospitals, markets, commercial complexes, green parks, senior citizen zones, playgrounds, jogging tracks, cycling tracks, cultural halls, and gymnasiums will be accessible within a 15-minute radius.

Despite the scarcity of open spaces in Mumbai, the project includes the development of approximately 15 acres of green zones. Additionally, modern infrastructure such as multi-level parking, sewage treatment plants (STP), rainwater harvesting systems, solar energy utilization, smart security systems (CCTV, access control), fire safety systems, and eco-friendly technologies will be incorporated. Thus, the project goes beyond housing and embraces the concept of “Live, Work, and Play”, offering a holistic lifestyle.

The existing colony, located in a low-lying area, has faced persistent challenges due to waterlogging over the years. The redevelopment will address these issues through improved internal road networks, efficient water supply, and proper drainage systems, thereby enhancing the overall quality of life for residents.

One of the most remarkable features of the project is the provision of 1,600 sq. ft. rehabilitation units, made possible due to the low-density layout of the existing colony. This is unprecedented in Mumbai’s redevelopment history and marks a historic milestone in the city’s housing sector.

After six decades, this project is set to redefine urban planning benchmarks in Mumbai. By transforming an old colony into a modern and sustainable township, it will significantly improve the quality of life for residents while accelerating balanced and planned urban development in the city.

Through this project, residents will not only receive spacious homes but also experience a modern township lifestyle. The detailed master plan presented by MHADA elaborates all these aspects, reaffirming its commitment to residents’ welfare and timely completion of the project.
