Mumbai, 13th August 2025: Asia’s largest urban redevelopment initiative, the BDD Chawl Redevelopment Project, has reached a historic milestone. Under the first phase of this project, 556 rehabilitation flats in two newly completed buildings of the Worli BDD Chawl Project will be handed over by the Chief Minister of Maharashtra, Shri Devendra Fadnavis. The ceremony will take place at Yashwant Natya Mandir, Matunga West, on Thursday, 14th August 2025, at 11:00 AM.

The BDD Chawl Redevelopment Project is one of the State Government’s most ambitious housing initiatives, implemented by MHADA’s Mumbai Housing and Area Development Board. The distribution of 556 flats in D and E Wings of Building No. 1 will be attended by Deputy Chief Minister and Housing Minister Shri Eknath Shinde, Deputy Chief Minister Shri Ajit Pawar, Minister for Skill Development, Entrepreneurship, and Innovation & Mumbai Suburban District Guardian Minister Shri Mangal Prabhat Lodha, Minister for Information Technology and Cultural Affairs & Mumbai Suburban District Guardian Minister Adv. Ashish Shelar, Minister of State for Housing Dr. Pankaj Bhoye, and other dignitaries.

Under this project, a total of 9,689 residents from 121 old chawls in Worli will be rehabilitated. MHADA has allocated 65% of the total project land for residential redevelopment. Eligible residents, currently living in 160-square-foot rooms, will receive 2 BHK flats of 500 square feet with modern amenities on an ownership basis, free of cost.

The first phase includes 34 rehabilitation buildings, each 40 stories high. Each flat owner will also have a dedicated parking space in the six-story podium parking area, while the seventh floor will feature an eco-friendly garden. The flats will be equipped with vitrified tiles, granite kitchen counters, aluminum-framed windows, branded plumbing fittings, and other modern facilities. The buildings also include fire safety systems, three standard lifts, one stretcher lift, and one fire lift.

The project is designed to create a self-sufficient community with a commercial complex, schools, gyms, hospitals, and hostels. Additionally, facilities such as sewage treatment systems, solar energy units, and rainwater harvesting have been integrated. MHADA will maintain the buildings for 12 years, and heritage sites such as Jambori Maidan and Ambedkar Maidan will be preserved. The old chawl buildings will be maintained in their original form and converted into a museum to preserve the history and legacy of the BDD chawls for future generations.

Under the leadership of MHADA Vice President and CEO Shri Sanjeev Jaiswal, the project has progressed rapidly. By December 2025, a total of 3,989 rehabilitation flats across all three BDD redevelopment projects will be completed. Residents of the Worli BDD Chawl have been temporarily relocated to transit camps, with the option to choose between rent or transit accommodation. Both residential and non-residential tenants will receive an advance rent of ₹25,000 per month for 11 months.

The BDD Redevelopment Project is a highly ambitious initiative of the State Government, with MHADA serving as the nodal agency. The project involves approximately 207 chawls spread across 86 acres in Worli, N. M. Joshi Marg-Parel, and Naigaon, with 15,593 residents being rehabilitated. The N. M. Joshi Marg-Parel project includes 2,560 residential and non-residential units across 14 rehabilitation buildings, while in Naigaon (Dadar), work is ongoing for 3,344 residential and non-residential units with 20 rehabilitation buildings under construction.
