The Maharashtra government is set to take another major step in Mumbai’s urban renewal efforts, with Chief Minister Devendra Fadnavis scheduled to hand over 557 rehabilitation flats under the N.M. Joshi Marg–Lower Parel BDD Chawl Redevelopment Project on November 6, 2026. The ceremony will take place at Yashwantrao Chavan Centre in Nariman Point at noon, in the presence of Deputy Chief Ministers Eknath Shinde and Sunetra Pawar, along with other dignitaries.

Implemented by MHADA’s Mumbai Housing and Area Development Board, the project covers 13.49 acres and originally included 32 chawls with 2,560 residential and non-residential tenements. Eligible residents, many of whom have lived in the old chawls for generations, are being provided modern 2BHK rehabilitation homes measuring 500 square feet of carpet area, free of cost and with ownership rights.

The 557 flats being handed over are located in three completed rehabilitation buildings under the project's first phase. These homes feature modern facilities such as vitrified flooring, granite kitchen platforms, fire safety systems, CCTV surveillance, passenger and fire lifts, and earthquake-resistant construction. The development also includes basement parking, stilt areas, and a podium.

The first phase consists of seven rehabilitation wings and a hospital building. Construction of another 684 flats across the remaining four wings is nearing completion, with work scheduled to finish by February 2027. For the second phase, MHADA has finalized the eligibility of 1,200 occupants across 15 chawls. Eligible residents have been offered monthly rental support or transit accommodation. Since August 2026, advance rent of Rs 30,000 per month for 11 months has been provided to eligible residential and non-residential occupants.

The completed development is planned as a self-sufficient residential community with facilities such as a hospital, welfare center, sewage treatment plant, solar energy systems, and rainwater harvesting. MHADA will also maintain common amenities and facilities in the rehabilitated buildings for 12 years.

To help more beneficiaries participate in the November 6 ceremony, MHADA will livestream the event through its official YouTube @mhadaofficial and Facebook channels. A separate viewing arrangement with seating for approximately 500 people and large LED screens will also be available within the rehabilitation complex for senior citizens and other residents. Entry to the main venue will be limited to one representative from each eligible family, with transportation arranged for pass holders from the transit camp.

The handover is part of the wider BDD Chawl redevelopment initiative covering 195 chawls across approximately 86 acres in Worli, N.M. Joshi Marg–Lower Parel, and Naigaon. The overall project is expected to benefit 15,593 residents. MHADA has already handed over 1,975 rehabilitation flats in Worli and 1,401 flats in Naigaon, marking continued progress in providing improved housing to families living in Mumbai’s historic BDD chawls.
